Revitalized Meeting Space Allows Eastchester Gardens Residents to Envision Community’s Future

The refurbished office space is an early preview of the more comprehensive improvements to come at Eastchester Gardens thanks to the Permanent Affordability Commitment Together (PACT) program, which allows NYCHA and its partners to unlock significant funding for repairs and provide enhanced property management and social services. Residents were joined by NYCHA representatives and the PACT partner team of MDG Design + Construction LLC, Infinite Horizons, and Wavecrest Management to celebrate the upgraded communal area with a grand opening ceremony at the development, where nearly 2,000 residents live.

$318M in Renovations Coming to Hernandez, Meltzer Tower, & Seward Park Extension Through PACT

On April 16, NYCHA announced that capital repairs totaling $318.1 million will be addressed for over 1,000 residents living at Hernandez, Meltzer Tower, and Seward Park Extension in the Lower East Side neighborhood of Manhattan through the Permanent Affordability Commitment Together (PACT) program. Over the past year, resident leadership worked closely with NYCHA to determine the best approach for obtaining the much-needed improvements, and they have selected Essence Development, MDG Design + Construction LLC, and Wavecrest Management as the PACT partner team. 


$665 Million PACT Renovation Coming to Bay View Houses

Williamsburg Houses Opens Applications for $5,000 Scholarship for Residents

In an effort to bolster educational and vocational opportunities for its residents, Williamsburg Houses, an affordable housing development located in Brooklyn, is now accepting applications for its scholarship program, the Inspired Path Forward Scholarship. Now in its second year, the scholarship is worth $5,000 and is exclusive to residents. The award winnings can be used for a wide range of education-related expenses, including tuition, books, room and board, school supplies, and more.

The Williamsburg Houses will get $490 million to repair 1,621 apartments in 20 residential buildings on the property. The property will be leased over to Wavecrest Management, which will take over property management, and MDG Design and Construction, which will conduct repairs.


NYCHA and HDC finalize $1.4B deal for Brooklyn Residents

Williamsburg Houses will receive $490 million in comprehensive renovations to the 1,621 apartments and 20 residential buildings at the property. The PACT partners at Williamsburg are led by MDG Design and Construction and Wavecrest Management. MDG Design and Construction will perform the rehabilitation work. Wavecrest Management is now responsible for the day-to-day management and operation of the property. Social services are being provided by non-profit partners St. Nicks Alliance and Grand Street Settlement, which both have deep experience serving Williamsburg residents.

Catholic Charities of New York hosts toy drive in Mott Haven

December 22, 2020

On Dec. 18, residents of the Betances Houses in Mott Haven were gifted with more than 300 toys and got to meet Santa and his elves.

The Betances Tenants Association Board, in partnership with Catholic Charities, RDC Development, Wavecrest Management, and MDG Design + Construction, held the toy distribution at 537 East 146th Street.

HOLY THURSDAY FOOD BOXES OFFERED AT BETANCES HOUSES

Catholic Charities and RDC Development will join hands Thursday to distribute 400 boxes of food to residents of the 40-building Betances NYCHA Complex in Mott Haven.

The boxes, each containing meals for four people, are intended to help families having trouble putting food on the table in the midst of the coronavirus outbreak.

First built in the early 1960s, Ocean Bay suffered from federal divestment, followed by the damages incurred by Hurricane Sandy in 2012. Home to nearly 4,000 residents, Ocean Bay was in need of repair, from in-unit renovations to the major rehabilitation of building infrastructure. Completed in two years, the redevelopment features renovated kitchens – new flooring, appliances, sinks, cabinetry, LED lighting, and smoke detectors; entirely renovated bathrooms – new flooring, sinks, toilets, fixtures, cabinetry, LED lighting, and ventilation; and apartment-wide upgrades including new windows, flooring, and fresh paint. Through a phased restoration process, all tenants were able to remain living in their homes throughout the renovations.


City's Public Housing Heads Down Privatization Road

On Monday, renovations were completed at Ocean Bay Apartments in Far Rockaway, a New York City Housing Authority development that's being operated by a private management company through a federal program called Rental Assistance Demonstration (RAD). It's the first example of the partial privatization of NYCHA that's expected to eventually affect 62,000 units.

If you stand in the right spot at the Ocean Bay apartment complex in Far Rockaway, you might mistake the neatly trimmed lawns and spotless walkways for those of Stuyvesant Town in Manhattan. Familiar city housing authority logos and address markers are gone, replaced by new ones with the tagline ‘Live. Life. Home.’

Workers were going the extra mile Monday morning to tidy up the grounds of the 1960s era housing project in advance of a ribbon cutting to celebrate the completion of two years of work done under a public-private partnership between NYCHA and RDC Development.

Private developers receive $120M loan to fix Bronx NYCHA complex

December 3, 2018

The Betances portfolio, which ranges from two-story buildings to 20-story properties, includes a total of 1,088 apartments. Late last month, the Betances Houses was moved to the federal Rental Assistance Demonstration Section 8 program (RAD), which ensures that apartments in the complex will remain affordable under NYCHA guidelines. RDC will take over management and perform repairs at the property, with plans to upgrade kitchens, bathrooms, boilers and security systems. Total construction costs for the complex is estimated at $109 million, according to Hunt vice president Joshua Reiss.

As NYC Public Housing Tenants Suffer, a Glimmer of Hope Emerges

Bayside is the first NYCHA development to get RAD funding. Under the program, the complex got new roofs, heating and electric systems as well as back-up generators and flood walls to protect its landscaped grounds.

New surveillance cameras, outdoor lighting, electronic locks and a private security consultant also have made a difference, said Joseph Camerata, vice president of Wavecrest Management Team Ltd., which co-developed the project with MDG Design + Construction. Bayside had zero crimes reported through July 22, compared with 23 felonies in the first six months of 2017, according to New York Police Department statistics.

With Federal Help, A Big Project Reset Shows the Way at NYCHA

The apartments are decent size by NYCHA standards and quite a few are very large (five bedrooms). The developer has a solid eye to what matters for resident satisfaction. Some of the original apartments were in very poor shape, with severe water damage, but most apartments have required upgrades and moderate renovation rather than gutting. The developer is thus switching out cabinets, laying down new vinyl strip floors, updating bathrooms, patching ceilings, and so forth. Current apartment configurations will remain as is. The apartments turn out respectable as a result of these modernizations; costs and complexity remain within the parameters of a renovation project.
